Many agents advise their clients against using a professional photographer. Why you say? The agents will say "I can take just as good photos as a professional." Why would they say that when after looking through a few listings it's painfully obvious that it's not true? They are cheap. They should be paying for the photographer and any good agent will.
Why is it so important? Firstly because some agents take such bad photos that it turns off potential buyers (think terrible bathroom photos, upside down or sideways pictures). Secondly professional photographers can capture the essence of the house which breeds a certain familiarity for buyers which makes a showing a comfortable experience and not a huge letdown or surprise.
