It's August and my Home Hasn't Sold!
 
    So it's the ninth of August and your home hasn't sold; what to do? Sit down with your agent (if you are a FSBO, it's time to get an agent) and have him or her take you through their marketing plan. Have a two way conversation, don't let the agent perform a monologue. Ask questions, understand the answers. What specific advertising/ marketing is currently being done? Why do you think my home hasn't sold? Should we stage the home, or imrove the staging? Should we get fresh pictures? Should we perform some minor repairs? Are we priced too high? (If the agent says the price is too high have him/ her present you with fresh closed comparables supporting that position, don't just take their word for it.)

    For homes in areas that see steep dropoffs in the volume of homes sold in September and beyond, it's time to get serious; now. What can you do? If you are going to drop your price sometime in the future, drop it now. If you had offers, have your agent call and find out if there is still interest. Make sure your agent is marketing in a way that makes sense to you, don't let them sway you with vague numbers. For example: "Mrs. Jones, I'm the hardest working agent in the business. Why just today I sent out a great e-mail flyer of your home to one billion people!" What they won't mention is that they bought an e-mail list for China because it was cheaper. I exagerate, but only to prove a point; you need; you must; understand what is happening with your listing. If your agent can't explain to you what's wrong; specifically; not a general bad market excuse, then it very well might be time for a new agent. Good luck!
