Lake Grove Market Conditions July 2012
 
Unfortunately the real estate picture in Lake Grove hasn't shown improvement. Prices have been declining as well as volume, and the amount of distressed properties is higher than you would like to see before a recovery is possible. Short sales account for approximately 19% of the available one family homes up for sale now. On the plus side there are no foreclosures currently listed, distressed properties (short sales & foreclosures) hurt the market value of other homes in the area. It is yet to be seen if the foreclosures which have been forestalled due to the robo-signing debacle will have a negative impact on Lake Grove home values.
As you can see on the below charts values have been declining rather steeply, the drop in volume seems to be slowing but without a resurgence in value. If you are buying there are values to be had in Lake Grove. A buyer's agent should be able to uncover some very attractive buys. If you are selling you need an agent that is on top of their game as far as marketing, and you need to price your home realistically, but aggresively.
