Buyer's Start Your Engines!
 
    We have passed the middle of July and for buyer's that means some bargains will become more obvious. Sellers have been dreaming of that big payoff since March. The one's that haven't sold yet but must sell, are going to get desperate (if you're a seller, you should have listed with us; sorry). Expressions like "Highly Motivated Owners" and "Huge Price Reduction" will become more common, as will in fact many price reductions and spaced closer together. 

    While many people scour the foreclosures and short sales for bargains (and there are some to be had, but competition is fierce), some of the best deals will be had between now and October from re-sales where the owner has a good amount of equity and must sell. I know what you're thinking, "It's terrible to gain off other's misfortune", but this is business and if they really must sell you are still helping them out, even if you do reap a huge discount.

    So these are the steps I recommend buyers take today as the squeeze will get tighter in the coming weeks. 1. Narrow down your search to the areas you are really interested in, no sense wasting time and effort on a neighborhood that you don't want. 2. Come up with a definite amount you are comfortable spending on a home. 3. Contact us so we can set up a free Listingbook account for you to follow homes in your desired areas. 4. Have your pre-approval ready and we can start making some offers. Ideally this strategy works best if you don't have to buy now, but will if you can get a great deal. Then a little patience, and some good guidance by one of our team and hopefully you'll be in your dream discounted home in time for the holidays!
