Seller's Agent vs. Buyer's Agent
 

I'm going to keep this short and to the point. I had a conversation with a potential buyer today and they insisted it is better dealing with ten different listing agents rather than get one buyer’s agent because they will "get a better deal" from the listing agent.

 

A listing, or sellers agent, is contractually bound to get the best price for the seller and on the best terms possible. A seller's agent owes the buyer honest dealings. A buyer’s agent on the other hand owes his loyalty and fiduciary responsibility to the buyer i.e., he is bound to the buyer and is protecting the buyers best interests.

 

Considering that most buyers’ agents will take their total commission from what the seller pays, there is no down side to using a buyers agent. The sellers agent may be the nicest person in the world, they may have great stories and pictures of their fantastic looking kids, but they are working for the seller; not the buyer.  Don't buy a home unprotected, get a buyer's agent.
