Ever thought about buying your dream home? Ever wanted a waterfront home? Whatever you've wanted in the past, now might be the time to give it a second look. The current market downtrend continues, bad news for sellers, but good news for buyers or people looking to trade up.

If you looked for a home, or to move up to a more expensive home a few years ago; take another look. Many people are stunned when they see the current home prices compared to 2006 prices (unfortunately some are stunned in a bad way). What you can get now as compared to 2006 is simply amazing. I'll give you some stats on waterfront homes, many people want them (and it's easy to get the stats).

Right now in Suffolk County there are 126 waterfront homes (including one houseboat) for sale at or under $500,000. I can hear you now "But how many are short sales and foreclosures?" None, I weeded them out, I want homes the average buyer would be interested in. I also got rid of the mobile homes, as that's almost like cheating if I include them. Wait, $500,000, too much? Ok.

There are 66 (including that houseboat) for sale under $400,000. 29 are under $300k. The houseboat is only $49,999 (seems like a steal to me). If you weren't able to afford a certain area, style of house, amenity etc.. when you looked, or bought; look again. Prices in some areas are down more than others, but you might be surprised to find that your dream home is now within range.
